If you have ever looked into buying or selling a home, chances are you have heard someone mention the spring market. As a Realtor® I’ve had discussions with clients who don’t want to list their home for sale until the spring. Whether you live in Somerset in Locust Grove, Spotsylvania, or elsewhere, the spring market is something to understand when you are buying or selling a home.

Traditionally, the spring market is a time when there are more homes on the market. Sellers have gotten through the holidays and are ready to move before late summer and fall. Remember, that selling a home is a process, so even if you list your home on the market and get a ratified contract that day, it usually takes between thirty and forty-five days for all the contract contingencies to be met and to go to closing. If a family wants to move and be settled before a new school year, then spring is the best time to start the process.

While economic and global events, like a pandemic, can impact the housing market, we can still see an uptick in home inventory during the spring market. As a buyer or seller it’s important to be working with a local Realtor® who is familiar with the specifics of your area. During the year, some areas could be seeing a stronger market while others are not. Understanding the intricacies of the market is part of my job as a real estate agent.

As a buyer, you may have to be more competitive during the spring market since there are also more buyers out there looking for a home. As a seller, you will want your home to be looking its best to stand out among additional homes and to encourage as many buyers as possible to see it. Whether you are a buyer or seller, I can help you navigate the market, price your home or offer appropriately, and reach your home goals.
