So you found your home that you fell in love with in Locust Grove, Culpeper, or wherever that might be. We’re all done right? Not quite yet. Now it’s time for us to inspect the house. One of the most important things you’ll end up doing is a home inspection. We only work with licensed and insured home inspectors. All inspectors are not created equal and we recommend different inspectors for different homes.

For example one of the home inspectors we work with specializes in new construction. Their company can inspect your home throughout the process. For example, if we want to have a pre-drywall inspection this particular inspector might be the best for the job. We also work with other inspectors whose expertise is pre existing homes. Their vast knowledge of older electrical systems, plumbing systems can be quite useful if we find a home that’s not new construction. Either way we have you covered!

In Virginia inspectors are required to pass the Pass the National Home Inspection Exam (NHIE) and perform a minimum of 25 ride-alongs inspections with a currently licensed inspector. This industry is regulated by Virginia and rest assured we only partner with the best in the business!

The home inspection itself takes between 2 and 4 hours depending on how large the home is. There is a long laundry list of things inspectors test:

I am present for all home inspections. This is an important part of the home buying process and, as your Realtor®, I need to be there! I also recommend that you attend the inspection. Even if you are not able to make the inspection, the inspectors we partner with are there after the fact to answer detailed questions and walk us through the report. The turnaround for getting the report back is about 12 to 24 hours.

It’s important to have a comprehensive report. There needs to be high quality pictures, detailed write-ups about any issues the inspector uncovers, along with any references to what they recommend be done. The report will be used not only as information gathering but also has a baseline for your request list the seller for items we’d like them to repair.
