Everyone has features about their homes that they love; it might be a fireplace, the spacious basement rec area, or a roomy pantry.  When it comes time to sell, many of these features will be loved by buyers too.  As a seller, finding these features in your home and highlighting them to buyers can help make your home stand out from other similar houses.  Here are some home features to highlight when you are preparing to sell your house.

Closet Space

Storage space is always important to buyers. Even buyers who are willing to sacrifice some square footage in the home aren’t willing to give up storage space.  You can help buyers appreciate the storage space inside of your Locust Grove home by decluttering and organizing the closets.  Decluttering will help to remove excess items that you are not planning on moving to your new home.  Organizing the closets using baskets helps to keep everything neat.  In coat closets, pack up out of season jackets that take up a lot of room and minimize the number of shoes you could have sitting on the rack.  In pantries, make a plan to use up any food that is nearing an expiration date and consolidate multiple open boxes.  In linen closets, pack away extra towels and sheets to open up the space.

Remodeled or Upgraded Rooms or Home Systems

When your REALTOR® writes the description of your home that is published on home selling websites, make sure it includes any new home features.  For example, a new roof is a major selling point.  Likewise a new HVAC system, kitchen appliances, or sump pump are appealing to buyers because these high ticket items won’t need replacing anytime soon.

If a kitchen has been recently remodeled or a bathroom has a new vanity and shower, then these are facts buyers should know.  While we would like to think that buyers can identify the newness of these home features on their own, they may not during a showing.

Garage

Did you know that in the Locust Grove area, just like many other places over the country, garages are a valuable home feature to highlight.  Not only do most buyers see a garage as a place to park a car during a cold winter night or hot summer day, but they also appreciate it as a place to store tools, yard items, outdoor toys, and more.  If you want to make your garage appealing to buyers, here are some tips to help.  It’s important that the space is well organized and features storage solutions so that the buyers can more easily picture their things inside of the space.

Laundry Room

The National Association of Home Builders found that buyers are searching for laundry rooms in homes.  While you may not be able to create one in your home, you can still work towards making this space-whether it is a corner of the basement or a closet-as appealing as possible.  Installing sturdy shelves to hold laundry detergents, putting a shelf for folding clothes over front opening machines, and adding a drying rack adds to the function of the room no matter how big or small.

Focal Points in Rooms

Having a fireplace, large bay window, or french doors that open in the backyard are great home features to highlight when selling.  Take a moment to walk through your home and determine what the focal point, or where your eyes naturally go, is in each room.  If you find yourself staring at the large tv in the corner rather than the fireplace, then it may be some time to rearrange furniture.  If you overlook these features or they are hidden by furniture, then buyers will too.

The best way to direct attention to these home features is by simplifying what is in each space and placing furniture in relation to the feature.  For example, take the coaches in the living room off of the wall and instead turn them towards the fireplace.  Add a few simple decor pieces on the mantle or hearth.  Remove the television.  Highlight French Doors by turning a dining table so it flows towards the doors, replace heavy curtains with lighter ones, and open blinds during showings.

Front Door

First impressions are important.  The first impression buyers form about your Locust Grove home is when they are standing at the front door.  Take a few hours to give this area a facelift.  Wash down the door and porch.  Put a fresh coat of paint on the door and add a welcoming wreath and door mat.
