We love and personalize our Locust Grove homes according to what we want and need.  But, what happens when you know that your house isn’t going to be your forever home?  While you will still put work into improving it, you probably won’t completely renovate the house. When you know that selling your home is in the future, either distant or near, it is important to take into consideration what kind of home updates that buyers love to see when you take on projects around the house.

Updates to the Size and Function of the Home

As the pandemic forced many people into spending more time in their homes, it also forced them to evaluate the functionality and space in their dwellings.  Updates to a home that add additional square footage and functionality to a home are ones that buyers love.

Finished basement  A finished basement can add much needed additional living space to Locust Grove homes.  It provides a flex space in the home for whatever the buyer may need.

Home office  Many people work from home.  Buyers that do love to find Locust Grove homes that have a spot for an office.  It might be a room in the home, a corner of a loft, or a renovated closet.

Energy Efficient Appliances  With the seemingly ever rising cost of utilities, having energy efficient appliances in a home is a plus for buyers.

HVAC Systems  Heating and cooling systems are always on the list for buyers to check out when touring a home.  If you’ve got one that is at the end of its life span, it may be worth considering a replacement.

Roof  This is another big ticket item that buyers love to see updated.  Older roofs with visible damage will certainly show up in a home inspection report and will need to be addressed.  You can help increase the showing appeal of your home by addressing this need before it goes on the market.

Updates for Cosmetic Reasons

While these are simple changes that buyers could make on their own, sometimes updating a few cosmetic things beforehand can up the appeal of your home to buyers.  If you aren’t sure what exactly to tackle in your home, then call a REALTOR® (like me 😁).  Because I’m familiar with the local market, I can offer some realistic and manageable suggestions.

Neutral Paint  Neutral paint colors help buyers visualize their own furniture in Locust Grove homes.  If you have painted in a while, you might notice scuffs and other marks where furniture once sat near a wall.  Giving these rooms a fresh coat of paint is an update that buyers will love.

Faucets and fixtures  A less expensive way to update the feel of a bathroom is to update the fixtures in it.  Replacing an older builder grade faucet with something current along with a new shower head or above the vanity lighting  can help make the entire bathroom feel younger.

New countertops  Buyers love to see kitchen upgrades.  If your budget allows, replacing your countertops with granite has a high rate of return.  Likewise replacing a vanity in a bathroom can make a big difference in the feel of a bathroom in your Locust Grove homes.

Flooring  While it is not in everyone’s budget to replace flooring, if you’ve got really old and worn carpeting it might be worth replacing it.  Talk with your real estate agent to find out his opinion as sometimes this option is price point dependent.

Updates for the Outdoors

The outside of your home can be valuable square footage too.  Transforming a backyard into additional living space can add value to your home in the eyes of the buyers.

Decks and Patios  Adding a deck or patio to your home can be a great selling point.  They provide a place to grill, eat, and relax.  If you have some carpentry skills, doing this yourself can save some money while adding value to your home.

Fresh landscaping  Fresh landscaping is something that buyers love to see in a home because it means that they don’t have to do it.  Adding fresh mulch to flower beds, trimming trees and bushes, and edging the areas between a sidewalk and yard all contribute to a freshly landscaped yard.  Adding some interest on your front porch with some potted plants or perennials that are low maintenance and bloom year after year will help too.  Don’t forget to power wash your home.
