The shortest month of the year flew past in the blink of an eye and we are already creeping towards spring.  With warmer weather on the way, I am looking forward to opening some windows (that is until pollen strikes) and welcoming some fresh air into my home.  Traditionally a slower time of year, here is a look at what was going on in the housing market in Locust Grove during the last month of winter.

Houses in Locust Grove For Sale

In February, there were fifty four houses in Locust Grove for sale.  This is similar to the previous month when fifty five houses were on the market.  The average days on the market for houses in Locust Grove held steady at seventy five days.   The average list price for a home in February was $516,000; this is an increase from January’s average list price of $480,000.

Houses in Locust Grove Under Contract

There was an increase in activity on the market in February.  Thirty four homes went under contract in comparison to nineteen houses in January. The average days on the market for these houses was forty six.  In January it was sixty-one days.  The average list price of houses in Locust Grove that went under contract in February was $504,000.

Sold Houses in Locust Grove

In February thirty one houses sold in Locust Grove; this is an increase over January’s twenty homes that sold.  The homes spent an average of fifty days on the market and the average list price was $424,000. Of the thirty one homes that sold, thirteen sellers gave closing cost concessions to buyers.

What do these numbers tell us?

The housing market in Locust Grove is starting to awaken from its winter slumber.  New homes entering the market along with more homes going under contract tell us that buyers and sellers are ready to move.  Following the covid pandemic, the traditional spring real estate season was a little less defined as in years past.  However, these numbers may indicate a return to this typical cyclical uptick in real estate transactions during the spring.  You’ll have to check in with me next month to see what March has in store.
