As a buyer, a home inspection alerts you to any potential issues with the home and allows you to further investigate these potential problems before your purchase the property.
Why do I need a home inspection?
In Virginia, a home inspection is part of the home buying and selling process. Home inspections allow the buyer to take a deeper look at the home before making the investment. Home inspections, along with pest inspections, water quality tests, and septic inspections, give buyers more information about a home than you may get from just walking around it.
Who does the home inspection?
The buyers will hire an independent home inspector to come to the property and examine it for potential issues. They can look at the foundation of the home, the roof, attic, and/or basement for any structural issues. They will check to see that the electrical, water, and heating and cooling systems are functioning properly. All of the information is written into a report given to the buyers.
Who goes to a home inspection?
In addition to the home inspector, the buyers can go to the home inspection. It’s your time to ask questions. Your real estate agent can also attend. Usually, the sellers are not present.
What if a home inspector finds things wrong with my home?
A home inspector’s job is to find things that are wrong with a home, so chances are there will be a report with recommended fixes on it. This does not obligate the seller to fix everything that is on the inspection report. If the buyers are uncomfortable with the results of the home inspection, they can decide to move on to another home or ask the seller to make some repairs. Typically, Realtors® will work with the buyers and seller to help them negotiate repairs that will satisfy both sides.
Sometimes, there are issues that arise from a home inspection that sellers will need to repair because mortgage companies will not finance a property without the issues being addressed.
