A couple weeks ago, I shared all the things that real estate agents do for sellers. In addition to the things that sellers see, such as putting a sign in front of the home or posting about it on social media, agents have a lot of behind the scenes responsibilities that they fulfill to help get a home sold. Likewise, as a Locust Grove Realtor ® helping buyers, I am always working to make the process as smooth and seamless as possible. Take a peak into a few weeks in my life working with a buyer to learn about some things that your Locust Grove Realtor ® does for you.
Buyer consultation
When I talk with a buyer who is interested in finding a home in Locust Grove or elsewhere, I like to take some time to get to know the client and understand what type of home the buyer is interested in, how familiar the buyer is with the home buying process, and answer any questions.
Share References
During a buyer consultation, I find out how the buyer is planning on purchasing a home and share references for mortgage lenders who offer the types of loans that a buyer will need. We get a pre-qualification letter from the lender, so this Locust Grove Realtor ® can start showing homes.
Create a customized home search
Most people, even if they have a Realtor®, begin searching for a home on the internet. In order to help filter out the homes that don’t meet the buyer’s criteria, I create a customized home search that focuses on the aspects of the home that are most important and in the appropriate price range for the buyer.
Schedule and hold showings
It’s always exciting when buyers find a home they want to see in person. When they do, I coordinate with the seller’s agent to schedule a time for us to see the home. During showings, I like to give the buyer an opportunity to examine the home, but I also like to point out things the buyer might not notice like the potential for the unfinished basement or the way the layout of the home could be rearranged to be better suited for the buyer.
Write the offer
When the buyers find a Locust Grove house they would like to purchase, I write the offer and then meet with the buyers to finalize it. The buyers and I discuss how much to offer for the house. (I do some research ahead of time to make sure that the listing price is in line with the market value prices of comparable homes.) I go over the offer page by page explaining what each section means to make sure that the buyer is comfortable with the offer. After everyone signs, the offer is sent to the sellers.
Negotiation
Sometimes the sellers accept an offer as is. Sometimes sellers counter. Acting in the best interest of my clients, I negotiate with the seller’s agent to find an offer that everyone can agree to signing.
Scheduling and attending inspections
After ratifying on a contract, home inspections must be completed. I help the buyers select a home inspector and attend the home inspection with the buyers. Afterwards, I sit down with the buyers to go over the home inspection report and create a list of requested repairs to send to the sellers.
Follow Up
After a home inspection request list is agreed upon, I follow up the the seller’s agent to make sure that the repairs have been completed properly.
Final Walk Through
A day before closing, I meet with buyers to do a final walk through of the property. We check to make sure that everything is in the same condition as when we wrote an offer on the property and that all the home inspection request list items have been fixed.
Buyer Check In
Between the time an offer is accepted and closing day, I like to check in with the buyer to make sure that the buyer feels comfortable with everything that is happening and to answer any new questions. I share information about local utility companies that the buyer need to contact.
A Few Days Before Closing
When the title company sends out closing documents, I review the documents for errors and request corrections when needed.
Closing Day
I attend closing to celebrate with my clients. I review the closing documents with them to make sure that everything is in order.
