Closing day is the day when all your hard work over the past few months to buy or sell a home in Locust Grove is finally realized.  Whether you are a buyer or seller, it’s an important one.  There are a few things that both buyers and sellers need to bring with them to the title company on closing day. What do buyers need to bring to closing?

There are several items that you need to bring to closing as a buyer.  Anyone who is signing the paperwork needs to bring the documents.  They include:

A photo id:  A driver’s license or state id will be used by the title company to verify your identity and make sure that your name as written on your id matches what is on the paperwork.

Cashier’s Check:  In order to pay closing costs, buyers need to bring a cashier’s check from a bank as payment.  Personal checks are not accepted.  You can also do a wire transfer; in this case you would need to know the wire transfer number of the account that you are withdrawing funds.  You can check with your title company to see what form they prefer.  The title company will share with you the exact amount of money you will need to close the day before so you will have time to get the cashier’s check prior to closing day.

What do sellers need to bring to closing?

Sellers need to bring a few items to closing too!  

A photo id:  Just like buyers, the title company needs to verify the identity of the seller.  This means you will need a photo id like a driver’s license.

Info for bank account:  Where would you like the profit from the sale of your home to go?  Have the numbers for the bank account where you would like the money to go ready.  Using a voided check is an easy way to make sure you get the numbers correct.  Many sellers use a wire transfer to get the money into their accounts, but you can also request a paper check too.

Power of Attorney paperwork:  While this isn’t for every situation, if you are selling a home through power or attorney, then make sure to bring the paperwork that documents your POA to closing.  

Extra keys:  While you may have already arranged a way for the buyers to get the physical keys to the property with your Realtor®, if you have not or find any extra sets during the final move out, then bring them with you to closing so that they can be passed to the buyers.
