But, do you really need a REALTOR ® when purchasing a new home from a large home builder-the kind that puts up neighborhoods over a few months? While no one is obligated to use an agent, doing so is a wise decision. Here is why…

Large new home builders often have model homes that buyers can tour, rooms dedicated to selecting the finishes, and in-house financing. The sales representatives help to guide buyers through the purchase of the property. So, why would you need a REALTOR®?
The sales representatives work for the builder, not you. Yes, I have worked with many awesome, supportive people throughout my time as a real estate agent, but at the end of the day, the sales representative’s responsibility is to the builder and not the buyer.
Utilizing a REALTOR® provides buyers with an expert to help interpret contracts, attend meetings with the builder, and negotiate when necessary. They can help guide the conversation about what are base features in the home and what are extras. They can also be there to handle any disagreements between the buyer and builder. In the past I have helped clients when the builder installed the wrong faucet selections because something had been incorrectly marked on the preference sheet. Even though the home is new, a home inspection is important for buyers to complete. Having an agent coordinate and attend the inspection is a valuable investment for the buyers to ensure the home is in great condition.
All builders have different rules about how a REALTOR® is brought into their process. It’s important for buyers to bring their agents with them to look at the model homes or make it clear that they are working with REALTORS®.
