The final walk through is one of the last steps in the home buying process before buyers and sellers go to closing. Even if you think the property you are purchasing is in great condition, you should still schedule and attend the final walk through. Here’s why.

The final walk through of a house for sale, whether you are in Lake of the Woods, Gordonsville, or Lignum, lets buyers and their agents ensure that the condition of the home is the same or better than what was noted in the contract. The date noted in the contract is usually the day that you did the home inspection where pictures of the condition of the home were taken by the home inspector. A final walk through is usually done a few days before closing.

As a buyer, you will be checking to make sure that any items that were agreed upon repairs have been completed. For example, if an electrical outlet needed repaired or a toilet needed replaced then you would make sure the repair has been done. You can also check to make sure the appliances are still running, the exhaust fans in a bathroom work, and the water is running from all faucets.

If an agreed upon repair has not been completed, then your agent will work with the sellers to make sure that it gets done before closing. If you skip the final walk through then you are agreeing to accept the home in its current condition.

Do not plan to start bringing boxes over to your new home quite yet. It still does not belong to you, and there is a chance that if the seller is still moving items out of the home, yours could get mixed in with the owners. It is always better to wait until after closing to begin your move.
