Here are the top 5 tips to follow once your home is on the market
1. Continue doing the regular maintenance you’ve always done
This is not the time to take your foot off the gas! Continue to do all the maintenance thought you did before your home was on the market. Keep your lawn mowed, change your air filter, pressure wash when needed, and if it’s time for your yearly HVAC check-up get that done too.
Buyers can spot the difference between a home that has been neglected or home like yours which has been loved and cared for. The market will reward you with more showings and more robust offers, which means more money in your pocket at closing!
2. Always be prepared for last-minute showings
The thing about showings is we never know when they’re going to happen. As a result I recommend to have your home be show ready at all times. Continue organizing closets, pack up any items that you will not need from now until you move into your new home, and have a contingency in place for what you will with pets when buyers come to see your home.
3. End your day “show ready”
One of the best pieces of advice I could ever offer is go to bed “show ready.” We’re all familiar with Murphy’s Law. It’s best to end the day with a clean house then to have to scramble first thing in the morning when we have back-to-back showings. I don’t want you to miss anything and we want the buyers to have the best experience they can so they will choose your house over someone else’s.
4. Continue looking at houses to purchase
Because you’ve partnered with a professional local agent, prepare your home for the market, and chosen the price the market will respond to your home will sell quickly. As a result we will need to have a list of homes that meet your criteria for your next purchase.
If we find a home that works for you and your family we can even make make an offer contingent on your home selling. This strategy is preferred so that we can begin the inspection process on your new home continuing to find a new buyer for your current home. We can walk you through all the paperwork and connect you with a local lender who can assist.
5. Relax, we have it under control
This one might be hard to do. It can be stressful to be uprooted from your daily routine with showings, but showings get home sold. Remember this is just a temporary part of the process which get you to your bigger goal; a new home.
