When it comes time to sell your house there needs to be a plan in place before we open it up for showings. Do you know that homes in Lake of the Woods, Locust Grove, Unionville, and Rhoadsville, when priced properly tend to sell for list value and relatively quickly? Every good conclusion starts with great planning.  I embrace planning, consistent communication, and a positive mindset to consistently exceed my clients goals and expectations.

2 MONTHS UNTIL LISTING

It’s important for me to understand what your goals and expectations are so I know best how to assist. An initial consultation with you and your family will help me to understand why you are moving, what expectations you may have, and learn any other helpful information that will make the process as smooth as possible for you.  We will meet to put together a strategic plan with recommendations inside and out of what will help your home show better than the competition. 

4 TO 8 WEEKS OUT

You should continue to do your regular maintenance on the home.  It’s important to address anything on the list we created together in the interior or exterior that might discourage a buyer from moving forward with an offer. The work you do will not only help your home sell faster,  it will also help it sell at a higher price.

Some value increasing home improvements can include: painting the interior and exterior of the home, replacing any outdated lighting fixtures, addressing any carpet or wood flooring that might need to be refinished, replacing any appliances that might be outdated. Kitchens and bathrooms tend to have the highest return-on-investment. As a result it’s always recommended to address these first and foremost. If you need recommendations for qualified local contractors I can provide those for you.

2 TO 4 WEEKS OUT 

This is the final stage when we will review our initial checklist, compare the local market using pending and sold listings, and finalize our strategic listing plan. We will do one final room by room walkthrough of your home and schedule with a professional photographer to come out and get vibrant pictures and 3D walkthrough of your home.

LAST WEEK BEFORE LISTING

Your home is now ready for a photographer to come and capture the the beauty of the inside and outside of your home. Use these last few days to finish any light dusting and organizing as you put the final touches on your home. 

LISTING YOUR HOME

I will meet with you to set up the electronic lockbox, place for sale signs when appropriate, and answer any questions you might have about what happens next.  We’ll talk about how to approve showing requests digitally.
