What is home staging?
Home staging is a way to highlight the best features of your home. Whether you want buyers to notice your home with a lake view in Lake of the Woods, the vaulted ceilings of your living room in Rhoadesville, or your screened in porch on your Locust Grove home, home staging uses furniture and accessories to draw attention to these features.
Home staging is done by many professional companies, but you can do it too. As a Realtor®, I meet with many sellers and offer suggestions as to how they can stage their homes for buyers. It is important to note that home staging isn’t always the same as how you would prefer to live in your home. The ultimate goal of home staging is to make your home as appealing to as many buyers as we can.
Home Staging Tips
Ready to try home staging yourself? Here are some tips for getting started.
Declutter: Many times our closets and cupboards get overtaken by stuff. As a buyer looking at a packed pantry, you would immediately get the impression that the pantry is too small. However, this may not be true. By taking out the non-pantry related items that a child has “put away” in there and going through the food and condensing the six boxes that each have one snack in them, you will find that there is room in that pantry. The same goes for bookcases, closets, and cupboards. The bonus to doing all of this now is that you won’t be taking things you don’t really want to your new home. Packing will be simpler.
Deep Clean: When home staging any room will look its best if it has gotten a good scrub. While you are moving around furniture and emptying shelves, give everything a good cleaning.
Less is more: The goal in staging any room in your home is to be able to easily move around the room. Take out excess furniture and any pieces that don’t really fit in the space. Don’t be afraid to move pieces throughout your room. For example, the bench in the dining room might take up too much space, but it would be perfect in front or your bed.
Welcome in the light: A bright space is always welcoming, but especially for home staging. Open up the blinds and curtains before you have a showing. If you’ve got a room that is lacking natural light, switch up the light bulbs to a brighter color or add some table lamps.
Make it neutral: Remember the goal of home staging is to appeal to as many buyers as possible. This can mean painting some walls a more neutral color and then adding pops of color through fabrics or decorations. If you have an open concept floor plan where the kitchen, dining, and living rooms are all within sight of each other, treat this space as one room. Family photographs are invaluable pieces in your home, and while I don’t think you need to completely depersonalize your space, you can consider minimizing the amount you have in your home.
